Saint-Tropez · Walking distance to the village
Two contemporary Provençal houses facing each other around a heated pool and a Mediterranean garden. Ground-floor apartments of 85 and 172 m², south-facing, opening straight onto the garden.
Very few new homes are built within walking distance of the village of Saint-Tropez. This residence is one of them: the Place des Lices, with its plane trees, pétanque players and Tuesday and Saturday market, is 400 metres away; the old port and the little beach of La Ponche 800 metres; the Citadel one kilometre. The beaches of Pampelonne are five kilometres away, the Saint-Tropez golf club seven and the Beauvallon golf course eleven.
It means living Saint-Tropez the way locals do: walking down to the port for breakfast, to the market in the morning, to dinner in the village in the evening — and coming back to a garden that feels far from the summer crowds.
The residence is made of two contemporary Provençal houses facing each other, with terracotta roofs, sand-coloured walls and long planted balconies. Between them lies the patio: a slender heated pool in a garden of umbrella pines, white oaks, fig trees and laurels, designed to filter the light and keep the air cool in summer.
Inside, the palette is calm and natural — stone, oak, sand tones and touches of brass. Large sliding windows with motorised shading open the living rooms fully onto exotic-wood terraces and the garden beyond. Each apartment has ducted multi-zone air conditioning, and the residence has a lift, a secure basement with closed garages and charging points, and visitor parking.
Two apartments are currently available, both on the garden level and facing south. The first is a four-room apartment of 85 m². The second is a five-room apartment of 172 m² — the size of a house, with the services of a residence. Both open directly onto their terrace and the garden.
A note from Sébastien Salin
What makes this residence rare is its position: new-build, with a pool, a garden and garages, yet close enough to walk to the Place des Lices and the port. For a buyer abroad, buying new also means notary fees of around 2.5–3% instead of 8.5–9%, a ten-year builder’s guarantee, payments staged with construction, and a home that is easy to let in season if you wish. To be fully transparent: the residence is about calm and the garden rather than sea views — both available apartments are on the ground floor, which gives direct access to the garden but no panoramic view. Prices are in line with the village centre, around €28,000–29,000 per m². The interior visuals show the decorative intent and are not contractual. I will send you the plans and the exact terrace areas.
