Paris 15th · On the edge of the 6th and 7th
Family apartments of 100 to 126 m² in a confidential residence of nineteen homes, between Les Invalides and Montparnasse. Metro line 6 two minutes away.
The northern part of the 15th arrondissement is where the 15th meets the 6th and 7th: a family neighbourhood of Haussmannian and faubourg buildings, with lively shopping streets and quiet squares. Le Bon Marché, the rue du Bac and the cafés of Saint-Germain are a few metro stops away; the Champ de Mars and the Jardin du Luxembourg are close by for weekends.
Day to day, the address is exceptionally practical. Metro line 6 is two minutes on foot, lines 6 and 12 five minutes, line 10 six minutes, and lines 10 and 13 nine minutes. Montparnasse station, with its high-speed trains, is seven minutes by metro. Shops and services are all within 500 metres, and a private school, a public collège and a public lycée are within two to four minutes’ walk.
The project takes a classic Parisian corner building and gives it a second life: the existing building is fully renovated, raised by additional floors and extended, with a sober, contemporary architecture that respects its Haussmannian neighbours. The ground floor keeps its shopfronts in dark blue-grey wood, while the upper floors open up to the sky with large terraces and atelier-style glass roofs.
There are only nineteen apartments, from studios to five-room duplexes. A planted garden in the ground-floor courtyard gives every resident an outdoor space, and the entrance hall has been designed by an interior architect in white and grey marble, oak veneer and soft curves.
Two family apartments remain. The first is a four-room apartment of 100 m² on the first floor with a 14 m² terrace. The second is a five-room duplex of 126 m² on the third floor with a balcony. Both are delivered new, to a high specification, with solid parquet laid in the pattern of your choice and Porcelanosa tiling in the bathrooms.
A note from Sébastien Salin
Buying new in central Paris is rare, and for a buyer based abroad it removes most of the usual worries: no large works voted by the co-ownership a year after you buy, a modern energy performance — which matters more and more, since poorly rated homes are progressively being barred from the rental market in France — and notary fees of around 2.5–3% instead of 8.5–9%. These two apartments are family sizes in a neighbourhood that works for families, with schools a few minutes away, which also makes them easy to let to expatriate families if you are not living there yet. One honest point: the large rooftop terraces and glass roofs in the visuals belong to the upper floors; the available apartments have a terrace or a balcony. I will send you the exact plans.
