Mougins, Côte d'Azur · Alpes-Maritimes
Ten architect-designed villas in a fully enclosed domain. Private pools, Mediterranean gardens, complete security. Twenty minutes from Cannes.
There are few addresses on the French Riviera that carry the same weight as Mougins. Perched above Cannes at an elevation that catches the light differently — golden in summer, impossibly clear in spring — this is the village that Picasso called home for the last twelve years of his life, and that has attracted artists, writers and collectors ever since. It is discreet, wooded, and deeply Provençal, while remaining twenty minutes from the Croisette and thirty from Nice Côte d'Azur airport.
Within this address comes something rarer still: a fully enclosed private domain of just ten architect-designed villas, each set within its own landscaped garden and equipped with a private pool. Not a development in the conventional sense — a confidential collection, designed to blend into the landscape rather than announce itself.
Each of the ten villas has been conceived as an individual character within a coherent whole. The facades draw on a sophisticated palette — sand render, grey and beige stone, aluminium pergolas — creating a dialogue of textures that reads as contemporary but never cold. Large floor-to-ceiling glazing extends every living space toward the terrace; glass balustrades maintain the connection to the garden without interrupting the view.
Inside, the architect's intention is clear: volumes that prioritise light and flow over surface area. The kitchen opens fully onto the living space; the ground-floor master suite allows for living on one level; upstairs, a second bedroom suite, dressing room, and often an additional room — study, gym, family room — adapts the villa to the life you actually intend to live.
An interior designer consultation is included with each villa, to ensure that the specifications you choose reflect your vision rather than a default finish.
A note from Sébastien Salin
Mougins is one of the most consistently undervalued addresses on the Riviera relative to what it actually delivers — the privacy, the landscape, the proximity to Cannes without any of the Cannes noise. A new-build villa in a private domain at this price-per-square-metre, delivered to RE 2020 standard with a private pool, is genuinely difficult to find in this location. This is a project I would buy into without hesitation.
