Èze, Côte d'Azur · Between Nice and Monaco
157 m² of living space opening onto 176 m² of terraces, on the top floor of a boutique residence of 22 homes. Fourteen minutes from Monaco.
Few places on the Riviera are as instantly recognisable as Èze. The medieval village sits on its rocky spur four hundred metres above the sea, crowned by its exotic garden, with Saint-Jean-Cap-Ferrat stretched out below and Monaco around the next headland. It has the calm and the Provençal character of a hill village, and the practical advantages of a location between two of the most sought-after addresses in Europe.
New homes in Èze come to market rarely. The terrain is steep, the landscape is protected, and the few residences that are built tend to be small. This one is no exception: 22 homes across two buildings, mostly south-facing, set in terraced Mediterranean gardens of olive, citrus, palm and fig trees, with a shared pool looking straight at the village and the sea. Construction is already under way.
The residence available is on the top floor, and its defining feature is proportion: 157 m² inside, 176 m² outside. The living room is wrapped in floor-to-ceiling sliding windows, so the sea and the silhouette of the village are part of the room. The terraces are sheltered by pergolas and sunshades, and on this level of the building they are designed with a private pool and a solarium turned toward the bay.
It is the kind of layout that suits the way the Riviera is actually lived: breakfast outside from March, long summer evenings on the terrace, and a home that can be closed up easily and secured when you are away.
A note from Sébastien Salin
Two things make this one stand out for me. The first is the ratio of terrace to interior: on this stretch of coast, a top floor with more outdoor space than indoor space is very hard to find, and it is exactly what holds its value. The second is that it is a new build bought off-plan, so the price includes VAT, notary fees are around 2.5–3% instead of the usual 8.5–9% for an older property, and the construction is covered by the French ten-year builder’s guarantee. For a buyer based abroad, that combination removes a lot of the usual risk.
