The Bellet district of Nice is structurally undersupplied for new-build premium product — a hillside location, strict planning constraints and genuine sea views mean there is almost nothing available at this quality level. What makes this residence interesting for investment buyers is its rental potential: a 130 m² T4 with sea views on the heights of Nice, furnished and let short-term, produces rental yields that are difficult to find at this price point anywhere on the Riviera. The B2-12 at €799,900 is the entry point and represents good value for the address. I'm happy to discuss the rental projections in detail.
